Anyone letting out houses/industrial properties? Advice.

    Good morning chaps,

After a bit of advice here from anyone in the above business, or who does it as an investment type affair.

I recently moved to Northern Ireland and as such, put my house in Scotland on the Letting Market. Between my job in Brazil and spending whatever time I have off at home (Northern Ireland) I don't have the time (and experience) to deal with tenants and all the formalities that come with letting out a property.

I got in touch with a letting agent and they've been looking after it, very successfully since last July until the turn of the year. January, the rent was 20% short. This was quickly rectified in a couple of days and I was informed it was a banking error and thought nothing more of it. February come, and again same 20% missing. Got in touch, expecting it to be sorted sharp again... that was 03/02/2011 and I'm still waiting for it. I've done everything by e-mail (Again, due to me working away), so have all correspondence as evidence with e-mails going between us every couple of days.

Since hiring the letting agent, someone I know moved from working in an estate agents to a letting agent and I'm keen for her to look after it for me. Will have to look at the paperwork when I get home, see what I have to do to remove it from one and pass on to the other. I'm guessing, the original letting agents need some form of notice, 2-3 months?

Anyone out there with any advice? And with that I don't mean go round to the office with someone heavy and all that jazz, I would expect that on 'other' forums.

Furthermore, Rob is there anyway this can be made for 'Members' only?
    Cheers in advance,

It will all come down to the agreement you signed(or didnt sign maybe)

Check out the payment clause about paying you and if they are in default of the agreement look at the termination clause and put it in place formally in writing asap. Also write to the agent telling them you will start proceeding agaisnt them via your solicitor if no funds qre in your account within one week.

Next have a word with the tenants and slyly tell them to pay the next one after that week to you directly, thus making you in the black as such.

Cash flow in this climate is king and they maybe are struggling big time. IF you are abroad you are probably easy meat as you wont be calling round so play the big guns asap, before they go bust.

Just what I was after Shimmy, cheers for that. I did sign an agreement but of course don't have it handy. I'll be home Sunday, so will dig it out ready for Monday should the balance of the rent have not lodged by then.

Hopefully if I can transfer the property to my friends letting agent, then I can trust everything will be done correctly.

                  Cheers Shimmy.

That's alright if you're at home all the time and can visit the tenants. I don't want to leave it in the hands of a friend or family member as they'll end up 'doing it wrong'. But yeah, if I was around this is what I'd do too
