Issues with inconsistent, gritty poppy shifts 04 M3 6SPD

Hey guys, I was told to come here for help. I’m having the weirdest issue with my car. It’s an 04 Manual M3 with 60k miles used as a grocery getter by an older woman before my ownership, it’s in great shape. When shifting, especially in the 1-2 shift but also in the 2-3 and 3-4, (4-5/5-6 are perfect always) the shifting feels very hard to get in gear, and like it’s got 3 stages before it’s actually in gear. It feels like how it feels to pop a knuckle on your hand, maybe 1-2 times before that final clunk into gear. Doesn’t change with warm up. As well, it’s super inconsistent. Today, it started doing that after it warmed up, for about 30 minutes of driving it kept doing it, then on the way home it stopped doing it and for about half an hour shifted much easier and less gritty, then when I was about 5 minutes from home i had one shift that felt gritty and hard again and it started doing it and did it the rest of the way home. I’ve had loads of manual cars so I know to let them warm up properly before beating on them, and to not Honda shift it. I swapped the fluid to MTF LT 2 OEM and it got a little easier to get in gear, but still that inconsistency. It’s got 60k on it, and I’m sure the previous owner didn’t swap the mounts or bushings or anything. As well, double clutching does nearly nothing and I hear no synchro noises or anything just the popping when going into gear. Does anyone know what could be some causes for this? I just want to have it shift nice and consistently. As well, it seems as though with higher load it gets better (not RPM, but load). The only thing I can think of is trans mounts? Maybe it’s shifting around a bit, and sometimes in the right spot sometimes not? As well, that to my brain would track with it getting better under high load as that might be pushing it in the right spot. Any help would be very appreciated, new to these cars so thank you very much!!
PS, I can post any pictures or videos as needed and am fine with replacing any parts needed as well, just need to know what to do.

Maybe it's a broken spring for the selector rod. I replaced couple of them in the past. My newly acquired LSB has a broken one 95%, will need to fix that this winter. Will post pictures when I drop the tranny.

I have had good luck with Red Line ATF and like it a bit better in the cold than MTL.

To clarify, 50:50 redline MTL / ATF in my 04 330Ci.
Original MTF in my ‘02 M3
